Brands to look at their mid range. Cal Spas(Victory), Dimension 1(@ home), Hotsprings (Tiger river), Sundance (680 series), and Master Spa’s (Downeast). These manufactures are the best out there that have been around for on average 30 years. Their dealers should be very good. Most of them above have an entry level, mid range and premium line. Be sure the warranty covers labor and try to get 5 years at least on equipment. Wwwpoolandspacom is a good place to go and compare. (fan of the downeast line)

If your going to settle on the Premium I would look at Sundance, Masterspa and Hot Springs.

Hmm How about looking at the Down East Spas. Good bang for the buck by Masterspa actually. I would have suggested the Windsor model but it has 66 jets. Do realize that it is more the Flow rate that you need to know. Alot of jets do no good if they have little GPM flow rate. Cal Spas has a CR 51. Hawthorne or Burlington by Sundance. Dimension 1′s @home series the wayfarer(even though I am not a fan of D1). Do realize all wood will be a lot of maintenence and most manufactures now use synthetics. Do know this….40% is the standard markup!!! Personally I would buy the Windsor. Only a 3 year warranty, but good Balboa electronics, Great pumps, Steel frame, synthetic cabinet, option of full insulation (do it!), good manufacture that has been around. No matter what it’s warranty warranty and will the local dealer be there for you. Check with the BBB about them.

NEW – Might look at Baja too out of NC. I work on very few of them.

Weird happenings in the sky @ night…?

About a week ago my husband and I were in our hot tub outside at night. We love looking at the stars and we often see shooting stars and such. this night however we saw 2 stars “shooting” at each other.
One star appeared to shoot the other star… it happened 3 times in the hour we watched. It looked like lightning or a lazer beam or something.
any Ideas what it couldve been. I am a very open minded person but this is the wierdest thing I’ve ever seen.
More Detail… It was whitish in color and moved in a straight line from one star to the other very quickly, I don’t believe it was a meteor or space trash as it only traveled from the northern star to the southern star. We live in N. E. Kansas and this happened in the S.S.W. portion of the sky at apox. 9-10pm… for my husband and I to witness the exact same thing multiple times in the exact same spot is definatly not a trick of the eye or a meteor tail….

Sounds like you saw a few meteors. They leave bright streaks across the sky for a few seconds, and we see a few an hour on average. Many of them on a certain night will seem to come from the same direction if we’re hitting a clump of material. It’s just bits of rock hitting the atmosphere and burning up.

How can we get people to stay off of our property?

My family just recently moved into a new subdivision into a brand new house. This summer we have been adding on to our backyard. We just got a hot tub, a patio and a pond installed. The issue is that neighbours and strangers keep walking right into our backyard and right up to all of these new things. They are located right at the back of our house and they can see right inside. I think this is extremely rude, I would never just walk into another person‘s backyard without asking for permission first. We’re getting a fence put in soon but I wouldn’t be surprised if they just hop right over it. Do you have any suggestions until the fence gets put up? Just a few minutes ago there were 2 strange men right in our backyard, they parked their truck behind our house and just wandered over. We asked if we could help them and they said they were just looking and left. Is that not rude? GAH!
I hope this issue will be solved once the fence gets put up. People in our old neighbourhood were never this bold.

I’d just mark off your property lines until the fence gets up.

Some nylong string with some wooden stakes would do the trick.

Then at least you are visually marking what’s yours and what’s no public.

Also it looks like you are just marking off where you want your fence to put in, so your neighbors most likely won’t take it personal.

Other than that, you can always hang a “NO Trespassing” sign or “Private Property” on the string.

From a real estate listing is a half bath in the basement counted towards the totals baths in the house?

I know for appraisals they are NOT. A 2 full bath house with a half bath in the basement is still considered a 2 full bath house in an appraisal not a 2.5 bath.

Does the same apply to a real estate listing?

Also are you better off having 1 full master and 2 full guest baths or 1 full master SUITE and 1.5 full guest baths. This is for a 2-story, 2,000 sq.ft home. All baths would be above grade.

Suite meaning seperate shower, double vanity and jetted tub.

A real estate listing can say anything the seller and/or their agent chooses to say. Every MLS listing site or printout that I have ever seen has verbiage in it somewhere that indicates that the information is deemed to be correct but that buyers need to verify. This releases everyone from being sued over honest mistakes and outright lies. It puts the burden of truth on the buyer. It is called “due diligence” and means that if a buyer sees a listing for a 3 bathroom house, but the house really has 2 bathrooms the buyer can’t sue anybody for misleading or false advertising.

Not sure where you live, but where I live an appraiser takes all bathrooms that are indoors into consideration. Even if the basement is unfinished.

A 2000 sf home with 3 full baths kind of sounds like overkill to me. As a buyer I would prefer a nicer master if I could get it, but that is just my personal preference. Some people, myself included, could care less about having a jetted tub.

Will adding a bath tub with jets increase/decrease the value of our home???

We have 1 powder room, 1 full bathrom with a regular tub and 1 full bathroom with only a shower.

I would like to replace the regular tub with a deeper one with jets. But I am nervous that this may decrease the potential value of the home.

The bathroom is near the extra bedroom and I am thinking that someone may use that room someday as a child’s room. Are these tub not good for children? Or does it not matter?

They can be dangerous if the suction that pulls water into the jets is so strong that it can hold a child underwater. I bought a house that already had one of these and it didn’t even occur to me until after we purchased the house, but I just disconnected the motor, so it was no big deal.

It probably will not really increase the value of the home either, but could be considered a slight extra. That’s how we thought of it.

so i was thinking of floating vanity to make it feel more open and as far as the tub and shower go…well it allows exactly 5′ for the tub so its crammed wall to wall with no tub deck and the shower is literally a 3′ one piece acrylic shower. those 2 things completely close in half the bathroom making it feel crammed and not luxurious…..so i was thing of taking out the tub and upsizing a custom tiled shower with 2 shower heads and/or body jets. would it bother YOU to not have a tub in your master bathroom??

I agree, for selling purposes you need a tub. Is it possible to do a jetted tub and have a shower head coming out ? And the opening use for linen, and maybe keep it open shelving to keep an open feeling?
Lady s like to bath and relax and a tub is a selling point.
One other possibility is to use that whole ares as a glassed in steam/ shower. This will help keep an open feeling and a luxurious bathroom.

I am gettting about half the Hot water that I use to get. I have always kept the Water heater at the highest setting because we like to take hot showers and we need the hot water to fill up the large jetted tub. On the bottom of the heater is a faucet it need to drain about twice a year,, the city water or the well sends sediments and sand into the base of the tank ,,the heater has to boil sand to heat the water over tasking the temp gauge and the gas burner,, so attach a hose to the faucet turn the heater down to vacation ,,now open the faucet and drain the water into the floor drain or the sump pump ok when its clean turn off the faucet you can make it go faster by turning the water inlet valve on and off while it drains now turn off the faucet then turn the heat up to warm and turn on the hot water in the sink to remove any air should work fine

Not really , the water is entrapped in the foam..and will take a very long time to dry out.. Go to the hardware store and buy new 4 x8 foam panels..what ever thickness your cover is now .probably cost 40.00 for the foam.. Take out old foam , place on top use em as a pattern. Cut foam and replace metal reinforcing channels.wrap it in polyethyline sheets and stucco tape it shut. Put em in the old cover. Rezip n enjoy…

It could be the lid, if you don’t get a good seal with the lid, you could be getting excessive evaporation from your hot tub. Keeping the water warm or warmer than normal can also cause excessive evaporation as well. If that is not the problem, you might need a professional to come look at it. Good luck!

Hot tub is outside, how can we keep the cover from freezing when we take it off to sit in it?

The hot tub is a little ways from the house so we really can’t drag the cover in each time we sit in the hot tub, we’ll just be sitting it off to the side but its usually pretty damp when we take it off and we don’t want it to freeze, which it will once the weather gets cold. Is there something I can spray on the cover to keep it from freezing? Or is there something else I should do?

Who really want to go and probably are. Two of my teachers are going as chaperons, and two parents that my mom likes are as well.
The package without skiing includes lunch at the resort, lodging at the resort, and I think something else. The trip is 3 days. we’ll leave on Sunday and come back Tuesday, and its in West Virgina, we live in North Carolina. My mom also says that even though the price is cheap {$100}, I’d still have to buy the right clothes.Like turtle necks, gloves, sweaters, jacket, and ski pants so my jeans wont get wet from the snow and I get sick, and the right shoes. Plus, extra money for lunch and dinner on Sunday and Tuesday, cause the lodge will only give us free lunch on Monday{I don’t plan on eating dinner, just lunch, and not that much anyways}.
How can I convince my mom to let me go?

Especially more so with the “extra people in sleeping bags”. A major hotel that have all the you require above won’t let a lot of people staying in a room like that. There is a law on Room Occupancy. It allows only certain number of people to occupy a room it was designed for. There is also the matter of fire safety and the hotel won’t likely allow that many people in a room – especially kids on their own.

Then you want to draw in everything you want the resort to have. Start with the must-have’s and then, if you have room and $$$, and in the nice to have’s.

You will need an architect (facility, electrical, plumbing) to create the plans and help walk you through the permitting. You will need a general contractor who will tell you how much each phase will cost, manage sub-contractors and get through permitting process. You will need a construction loan from the bank, they will want itemized costs of each phase of development.

To get to the cost, start with the land purchase (depending on how many acres you need and price/acre). Then itemize the must-have’s; Hotel = x, Swimming pool = y, Restaurant = z, etc. After that price in the nice-to-have’s. The more detail the better.

The resort also has a 10 lane bowling alley, spa, movie theater, indoor pool, and gym. So I wont be stuck inside doing NOTHING. Plus, Id go outside and have snowball fights with my friends. Who really want to go and probably are. Two of my teachers are going as chaperons, and two parents that my mom likes are as well.
The package without skiing includes lunch at the resort, lodging at the resort, and I think something else. The trip is 3 days. we’ll leave on Sunday and come back Tuesday, and its in West Virgina, we live in North Carolina. My mom also says that even though the price is cheap {$100}, I’d still have to buy the right clothes.Like turtle necks, gloves, sweaters, jacket, and ski pants so my jeans wont get wet from the snow and I get sick, and the right shoes. Plus, extra money for lunch and dinner on Sunday and Tuesday, cause the lodge will only give us free lunch on Monday{I don’t plan on eating dinner, just lunch, and not that much anyways}.

Just google “Gatlinburg Cabins”- you will come up with dozens of great listings. The cabins in Gatlinburg are fairly reasonable and most DO have hot tubs. Gatlinburg is a short drive to the beginning of the Smolies and also has lots of fun stuff to do right there- also Pigeon Forge is nearby, another fun place. So, have a great time! Hope this helped!

Flo-Master Pump for hot tub?

My friends need a replacement pump for their hot tub. It is a flo-master HP and, for some reason, there were 2 model numbers on it. One was: 02110010 The other was: 4105050400

The horsepower was 1-1/8. I can’t seem to find it anywhere! Best answer goes to the lowest price.

You dont necessarily need the same model of pump to replace it. If you bring in the pump to your local pool store they can give you all the various options you can go with including cheaper pumps.

The only real reason you need to bring it in is so they can match up the wet end for sizing (ie the thread pattern that the union ties onto. If its just the motor that is done you can save money and buy a motor instead of the pump and replace it relatively easily for a cheaper price the buying a whole new motor.

Personally though i wouldnt go buying one over the net as i see enough manufacturer goof ups when i buy from my supplier that it would be one hell of a headache if anything wasnt right with it and then having to mail it back and wait. From what i saw on the net its an obsolete model or you got the wrong horsepower written down. But for a 2 spd 1.5 horse it looks around 350 to 400.

For future reference just look up the manufacturer of the pump in this case flo master pumps and pick the one closest to yours. A little difference in horsepower wont make much of a difference at all. Heres the first site i found but look around and see what you can find.

If you go the offline route heres what youll need to find what you want

Model/Manufacturer/HP – Its not always visible but even the manufacturers name can allow them to narrow down the field significantly
Voltage – is it 115v or 230v
Pumps Job – Circulation pump? Jet Pump? Or is it a two speed pump that does both
Pump Unions – how its connected on suction and return ; sizes dont usually go over 2.5″

We are set on purchasing a Cal Spas A857B hot tub. The Watson’s dealer in Indianapolis lowered his price from $7,999 to $7,000. I’d like to know if this is a good deal, as it has been very tough to compare prices with hot tubs.

Unfortunately, there is really no way to tell how good a deal you have.

A lot of the cost of a hot tub or spa comes from the installation, so you want to make sure that you buy from an authorized dealer. So, I did a search for you, looking for authorized Cal Spa dealers, and, guess what? Watson’s is the only one anywhere near Indianapolis. I was going to suggest that you get prices from other dealers, but you obviously can’t do that.

In your situation, the only way you can judge the price is to look at other brands of spas. I’d walk in blind, tell them that you are looking at hot tubs (at $7000, you are looking for high-end models), and ask what they can offer. Even if you are set on the Cal Spa, it helps to see what else is being sold. If another brand with more-or-less comparable features and quality is a lot less, then Watson’s probably has some negotiating room.

I did something similar recently when we bought a new garage door. The door we liked best was $1800. Home Depot was half that, but their door was not nearly as good. Then we got a bid from another place for an equivalent door at $1500. We went back to the place we liked, and they lowered their price to compete.

That’s what you should try. Of course, if the other dealers are all in the same price range, then you are getting a fair price, and you can go ahead and order the Cal Spa with confidence.

What would be the best solution to build a deck or patio? More details inside!?

We are considering buying a hot tub! In order to get it, we need to build a level patio or deck to place it on! We want to go the cheapest route possible, but also want it to look good and last long! The area we want the deck/patio is 12 feet by 9 feet (may do 12×12, depending on price difference)! Keep in mind there will be a lot of weight on it!

Would we be better off with treated wood? Do we actually need to cement posts in the ground and build a deck on that, or would we be ok with a wood frame directly on the ground and building on that?

What about pouring cement or bricks or cement blocks? Keep in mind we will be doing this ourselves and aren’t the best of handpersons, but we can do basic work.

So based on lower cost and average skill what would be the best route? Any details would be greatly appreciated! Thanks!
One more thought too, with concrete, how thick should we make it?

If building with wood try sticking to modular lengths like 12×8 or 12×12 or 8×8 if possible, if you use dimensions like 9′ that aren’t normally stocked in lumber yards or your local home depot you will waste a lot of wood and money buying 2×12′s to cut 3′ off to make 9′ lengths. If you can do 12×8 that will be cheaper anyways.

YES you should definitely pour footings, or you could put posts into the gound and once you get the deck built and square and level pour concrete into the oversize holes your posts are sitting in. Either way you want treated wood to resist rot from moisture cycles. You could try getting non treated wood and painting it, but after time the paint wears and the wood rots anyways.

If you are pouring concrete you want to lay a gravel base down (preferably 3 to 4″ thick) and then pour the concrete slab (4″ would work) on top of that. You have to reinforce the concrete either with reinforcing bar or with wire mesh and both should be locally available at your hardware store.

Your hardware store will also carry how to book that are worth their price. As for cost, if you do it the right way, a wood deck will look great and be easier to build. The concrete may be cheaper but if you have to rent heavy equipment or have a truck come out it may be more expensive. It depends on the method and how correctly you do it.

Brands to look at their mid range. Cal Spas(Victory), Dimension 1(@ home), Hotsprings (Tiger river), Sundance (680 series), and Master Spa’s (Downeast). These manufactures are the best out there that have been around for on average 30 years. Their dealers should be very good. Most of them above have an entry level, mid range and premium line. Be sure the warranty covers labor and try to get 5 years at least on equipment. Wwwpoolandspacom is a good place to go and compare. (fan of the downeast line)

If your going to settle on the Premium I would look at Sundance, Masterspa and Hot Springs.

Hmm How about looking at the Down East Spas. Good bang for the buck by Masterspa actually. I would have suggested the Windsor model but it has 66 jets. Do realize that it is more the Flow rate that you need to know. Alot of jets do no good if they have little GPM flow rate. Cal Spas has a CR 51. Hawthorne or Burlington by Sundance. Dimension 1′s @home series the wayfarer(even though I am not a fan of D1). Do realize all wood will be a lot of maintenence and most manufactures now use synthetics. Do know this….40% is the standard markup!!! Personally I would buy the Windsor. Only a 3 year warranty, but good Balboa electronics, Great pumps, Steel frame, synthetic cabinet, option of full insulation (do it!), good manufacture that has been around. No matter what it’s warranty warranty and will the local dealer be there for you. Check with the BBB about them.

NEW – Might look at Baja too out of NC. I work on very few of them.
